This 75,000 square foot, Class A office building earned LEED Certification under the LEED Core & Shell Pilot Rating System. Sustainability was considered from start to finish with its many features. To start, construction materials with a recycled content were used, 20% of which were manufactured locally, while 50% of construction waste was diverted from landfills by recycling onsite. A solid base of renewable energy sources is ensured by purchasing 50% of energy through “Green Power” sources. Lockers with showers and bicycle storage encourage alternative transportation and commuting. Carbon dioxide monitors that “alert” the HVAC system to bring fresh air into the interior to keep employees alert and healthy. Oversized windows bring natural light and views to 90% of the occupants, in keeping with the high quality indoor atmosphere. The outdoors were also considered, as landscaping with native plants, which require little to no irrigation, reduce water use by 50%. In order to maintain these high standards, the building is also registered under the LEED Fundamental Building Systems Commissioning designation to ensure that sustainable design systems are operating at maximum efficiency after the move-in date.
