OVERVIEW
This building hosts the North American division of engineering and project development work for Tork® dispenser systems. The building facilitates the creation and testing of designer prototypes in a realistic setting that simulates washrooms or food prep areas.
This renovation of their 12,000 square foot office space was designed and carried out in a way that met their specific needs yet also strove to be environmentally green. A point was made to reuse as much of the existing materials and the structure as possible.
This office space and product testing/developing headquarters is located on the 1st floor of the Science Center Building at 3615 Market Street.
Environmental Aspects
The renovations made in this building were designed to reduce energy use and maximize the existing elements that could lend a hand at making the building LEED certified. Appliances and equipment installed are Energy Star certified and lighting fixtures have occupancy sensors. Low-flow plumbing fixtures save water. Maximization of daylight from ample windows was easily achieved from the existing structure.

PROCESS
The renovation was managed by Tom Cummings, SCA Tissue Product Director. He worked closely with Partridge Architects, Inc. of Philadelphia.
The SCA company was already familiar with green company practices as they were the first American paper maker to earn EcoLogoCM certification for its environmentally sustainable processes and products. In fact, buildings that use products from SCA/Tork in their buildings can earn LEED credits.

SITE AND WATER
Site
The site of this building is located just on the edge of University City in West Philadelphia. The building is located just seven blocks from the SCA Tissue North American headquarters. The building is close to public transportation. It is conveniently between two subway stops which connect to other modes of public transportation if necessary. The installation of a bike rack and shower/changing areas for employees was another way to improve the site and the access to it.
The office space itself had windows which allow a lot of natural light to be utilized.
Water Conservation and Use
All of the new appliances are Energy Star rated, including a new dishwasher that saves water. Low-flow plumbing fixtures were installed in showers, sinks, and toilets.

ENERGY
Energy use has been reduced in this building by the installation of Energy Star rated appliances like a refrigerator and dishwasher. The use of daylight views from the windows eliminates the need for a lot of artificial lighting. When indoor lighting is necessary each room is equipped with occupancy sensors that control the lighting and saves power by turning on and off automatically.

MATERIALS
Sustainable materials were used as greatly as possible throughout this renovation. Low-emitting materials were implemented, and materials with recycled content of at least 10 percent were incorporated into the renovation.
Also, the company re-used 60 percent of the existing conditions, in order to prevent the need for new materials or the extraction of old materials. In fact, at least 75 percent of construction waste was diverted away from landfills.

INDOOR ENVIRONMENT
To maximize the effectiveness of the natural lighting and create a pleasant working environment, workstation dividers were built lower than usual allowing for optimum daylight. Also, the low-emitting materials that were used create a safer and more pleasant indoor environment for the employees.

AWARDS AND PUBLICATIONS
The parent company of SCA is headquartered in Stockholm, Sweden and was named the second greenest company on the planet in 2007. It was a member of the World’s Most Ethical Companies by The Ethisphere in 2008 and 2009 and a Top 100 Sustainable Company for five years running by the Corporate Knights.
LESSONS LEARNED
Even the smallest changes like lighting fixtures and appliances can make a large difference in the environmentally friendliness of the building. Even if one is not able to alter the existing structure of a building, just the interior developments are able to be environmentally friendly in a large way.
