Overview

*      First existing building – and first office building – in Philadelphia – to earn LEED Gold Certification

*      One of only three existing office buildings in Pennsylvania to earn LEED Gold

*      Energy Star label awarded in 2010

 

Renewable Energy/Energy Efficiency

*      Double-insulated Thermopane windows

*      Estimated $150,000+ annual electric usage savings

*      HVAC fan distribution system upgraded with energy-efficient variable frequency drives (VFDs)

*      $138,000 annual electric energy savings 

*      Converting existing lighting to energy-efficient lighting, to reduce energy consumption and spent-bulb generation

*      $16,000 annual electric usage savings in mechanical rooms alone

*      Automatic lighting sensors in restrooms and mechanical rooms.  Sensors are now building standard

*      Continuous monitoring and load-matching of heating, ventilation, and air conditioning (HVAC) systems

*      Spring-loaded pressure reducing steam valves, for added control and demand reduction

 

Recycling

*      Single stream co-mingled recycling program, for 100 percent recovery of recycled materials

*      85 percent of total nightly waste diverted to recycling streams

*      1,500 lbs. of paper and 300 lbs. of cardboard diverted nightly

*      Enhanced program includes recycling of all building light bulbs, batteries, and computer equipment

*      Newly implemented quarterly program invites building occupants to bring in and recycle light bulbs, batteries and computer equipment

*      Ongoing renovation program to divert construction and demolition waste from disposal to landfills and incineration facilities

*      Renovations diverted 95 percent of materials (36,000 lbs.) to recycling stream

 

Water conservation

*      Obsolescent domestic water pumps and controls replaced with new VFD controlled pump system

*      Anticipated $10,500 annual electric usage savings

*      Oversized water meters replaced or reduced

*      Ultraviolet, 100 percent chemical-free water treatment program for cooling towers

*      Restrooms equipped with low-flow faucets and flush valves

*      Xeriscape™ planting/ landscape management principles, including use of indigenous perennial plants

 

GREEN CLEAN/ PRODUCTS

*      Non-oil-based paint products ( Latex and water-based polyurethanes)

*      Green Seal™ certified cleaning products

*      Touch-free foam soap and hand-sanitizer dispensers

*      Recycled-content toilet tissue (25 percent) and hand towels (60 percent)

*      Recycled-content trash bags
